Accessible showers in Sun City Grand.

Sun City Grand is a newer generation of age-restricted community — roughly 9,800 homes, largely built from the mid-1990s through the 2000s. The houses are in good shape. The showers are simply the wrong shape for someone who has started thinking about balance.

What "accessible" has to mean before it means anything

A flat entry with nothing to step over. A floor that is safe to stand on wet. Blocking in the wall so a grab bar is anchored into structure rather than screwed to a panel. A seat where it belongs. Controls you can reach from outside the water. Everything past that is decoration.

Grab bars come in brushed brass and stainless. That is not vanity — a bar that looks like hospital equipment gets taken down before it ever gets used, and then the bathroom is exactly as dangerous as it was.

What we find in Sun City Grand bathrooms

Newer stock changes the job. You are more likely to find an acrylic or fiberglass pan than a mortar bed, a 2-inch drain rather than a 1-1/2, and a slab that is post-tension almost without exception — scanned before anything is cut. The good news is that a house of this era usually has enough room in the existing footprint to go curbless without moving a wall.

The local constraint worth knowing about

Grand's association controls gate access and contractor hours like every other community out here. We handle the registration. What we will not do is promise you a start date before we know what the association allows.

Timing

Sell season and build season are different seasons in Surprise. If the house sits empty in the summer, that is the cheapest possible time to be without a bathroom.

It does not have to look like a compromise

The same build can be the nicest room in the house: seamless panel walls in stone or marble finishes, frameless low-iron glass, warm metal hardware. Safe and good-looking are not two different projects.

No grout lines. Anywhere.

Every seam in a shower wall is somewhere water gets in and mildew comes back. A seamless solid-surface panel has none of them — no grout lines to scrub, seal, or redo in four years. You wipe the wall down and you are finished.

It also installs faster, and the result does not depend on whether one setter had a good week. This is the only way QC Showers builds a shower. It is a deliberate choice, not a limitation.

Who is actually doing the work

John Montiel, QC Plumbing — Arizona ROC #344196, licensed, bonded and insured. A shower is a plumbing job with a finish on it, so the person who sells it should be the licensed plumber who installs it. There is no crew you have never met and no franchise call centre between you and the work.

Sun City Grand · questions we get asked

What actually makes a shower accessible?

A flat entry with no curb to step over, a floor you can stand on wet, blocking in the wall so a grab bar is anchored into structure instead of screwed to a panel, a bench or a seat where it belongs, and controls you can reach from outside the spray. Everything else is decoration. Grab bars come in brass and stainless — they can look like hardware rather than hospital equipment, and that matters more than people admit, because a bar that is ugly gets removed before it gets used.

Will Medicare or insurance pay for it?

We will not tell you it is covered, because we would be guessing about your plan. What is true: Medicare does not pay for remodeling, and there is no Arizona accessibility tax credit. Some long-term-care plans, VA programs and county programs do help, and every one of them has its own rules and paperwork — ask your case manager directly what they will authorise. We can give you the scope in writing so you have something to hand them.

Can any bathroom go curbless?

Most can, but how depends on the floor. On a slab it is either a recess cut into the concrete or a built-up floor with the drain relocated, and that decision is made on site with a tape measure — not over the phone. If the slab is post-tension, which almost everything built in Phoenix after about 1980 is, it gets scanned before anything is cut. Cutting a tendon is a structural repair, not a mistake you absorb.
