Sun Lakes · 85248 · Maricopa County
Sun Lakes is about 6,700 homes and close to four out of five residents are 65 or older. It is also one of the few places in the Valley where the house is worth far more than the income statement suggests — high home value, high ownership, people who pay for work out of equity rather than payroll. We mention that only because it explains why so much of the shower work here is done properly instead of patched.

A flat entry with nothing to step over. A floor that is safe to stand on wet. Blocking in the wall so a grab bar is anchored into structure rather than screwed to a panel. A seat where it belongs. Controls you can reach from outside the water. Everything past that is decoration.
Grab bars come in brushed brass and stainless. That is not vanity — a bar that looks like hospital equipment gets taken down before it ever gets used, and then the bathroom is exactly as dangerous as it was.
Most of the original Sun Lakes stock went up between the late 1970s and the 1990s. What that means in a bathroom: a one-piece fiberglass tub-shower or a fiberglass pan with a 4-inch curb, a 1-1/2 inch drain that is undersized by today's standards, and a slab that is very likely post-tension. Nobody scans a slab on a whim — we scan because cutting a tendon in a post-tension slab is a structural repair, not an oops.
The practical obstacle in Sun Lakes is rarely the plumbing. It is the association: gate access for the crew, permitted work hours, where the truck parks, where the debris sits. That is the single most common reason an otherwise simple conversion slips a week. We sort it before the start date, not on the morning of.
A real share of these houses are empty part of the year. If you are a winter resident, the sane sequence is to decide while you are here and let us build while the house is empty. Nobody enjoys living around a bathroom job.
The same build can be the nicest room in the house: seamless panel walls in stone or marble finishes, frameless low-iron glass, warm metal hardware. Safe and good-looking are not two different projects.
Every seam in a shower wall is somewhere water gets in and mildew comes back. A seamless solid-surface panel has none of them — no grout lines to scrub, seal, or redo in four years. You wipe the wall down and you are finished.
It also installs faster, and the result does not depend on whether one setter had a good week. This is the only way QC Showers builds a shower. It is a deliberate choice, not a limitation.

A flat entry with no curb to step over, a floor you can stand on wet, blocking in the wall so a grab bar is anchored into structure instead of screwed to a panel, a bench or a seat where it belongs, and controls you can reach from outside the spray. Everything else is decoration. Grab bars come in brass and stainless — they can look like hardware rather than hospital equipment, and that matters more than people admit, because a bar that is ugly gets removed before it gets used.
We will not tell you it is covered, because we would be guessing about your plan. What is true: Medicare does not pay for remodeling, and there is no Arizona accessibility tax credit. Some long-term-care plans, VA programs and county programs do help, and every one of them has its own rules and paperwork — ask your case manager directly what they will authorise. We can give you the scope in writing so you have something to hand them.
Most can, but how depends on the floor. On a slab it is either a recess cut into the concrete or a built-up floor with the drain relocated, and that decision is made on site with a tape measure — not over the phone. If the slab is post-tension, which almost everything built in Phoenix after about 1980 is, it gets scanned before anything is cut. Cutting a tendon is a structural repair, not a mistake you absorb.
